An EICR is a formal inspection of the fixed electrical installation in a property. It checks the condition of the wiring, consumer unit, protective devices and accessories to confirm whether the installation is safe for continued use.

Why have an EICR carried out?

C1 – Danger present

Immediate action required.

 

C2 – Potentially dangerous

Urgent remedial work required.

 

FI – Further investigation required

A point has been identified that needs further investigation without delay.

 

C3 – Improvement recommended

Not dangerous at the time of inspection, but improvement is advised.

 

A report is generally classed as unsatisfactory if any C1, C2 or FI observations are recorded.

EICR process 

A clear five-step process, from booking the inspection through to the final report and any remedial works if needed.

Book your inspection

Choose a suitable date and time. Please note that the power will need to be turned off during parts of the testing process, so this should be considered when arranging the appointment.

Inspection and testing

We attend the property and carry out the EICR inspection. Access is usually required to the consumer unit, sockets, lighting, switches, visible wiring, earthing and bonding (gas meter and main stopcock), and key areas such as kitchens and bathrooms.

After the inspection

Once testing is complete, the electrical supply is restored and the results are reviewed.

Report and payment

We issue the invoice for the inspection, and once payment has been made, we provide the EICR report showing whether the installation is satisfactory or unsatisfactory.

Remedial works if required

If defects are identified, we explain the findings clearly and can provide a quotation for any remedial works needed to bring the installation up to a satisfactory standard.

How often does a landlord need an EICR?

In England, rented properties generally need the electrical installation inspected and tested at least every 5 years.

Will the electricity be turned off?
